In the meantime, here are a few tips to consider:

1. Figure out your budget. Talk with your mortgage agent or banking representative to help you get pre-approved. Remember to include legal fees, land transfer tax, mortgage insurance and utility hookups in your total real estate cost. Real Estate deals happen quickly so by being pre-approved, not just pre-qualified, you're able to be more competitive in your offer and move quickly.

2.  Preferred geographic areas. It's always best to know where you'd like to start. Is there a neighbourhood you love, an area of town where you have friends/family, or maybe a school you'd like to have your kids attend. Although this may no be where you end up buying it's a good beginning place.

3. Timelines. When would you like to move in? Will your closing date on your new home align with when you need to move out of your existing home? Have a contingency plan in place in case the dates don’t align.
